The project objectives included:
- Repair to the plant room slab floor;
- Relocation and re-instalment of the water softener equipment; and
- Complete works at 17m above one of Brisbane’s critical transport zones, and in the heart of an operating hospital.
The slab replacement zone was directly above a busy Brisbane Busway tunnel entry and approximately 11m above the ground on the scaffold side and 17m above the tunnel roadside.
The Plant Room is three storeys above ground level within the linkway between two major wings of the hospital, and along-side several offices, Patient consultation areas, and operating theatres and an inpatient ward on adjoining leves.
Noisy and disruptive works such as drilling and jack-hammering was to be conducted outside operating theatre hours and take into consideration the above and neighbouring Inpatient wards.
Innovative methodology was used to suspend the formwork from the existing structural steel beams to replace sections of badly damaged plant room suspended slab, some 17m in the air.
The challenging and operationally sensitive job was completed by the Woollam team more than two weeks ahead of schedule.

Apartment Body Corporate Building Works
Works have included waterproofing, roofing, pool works, fire sealing and general remedial maintenance to achieve appropriate building code ratings. Woollam Services is currently investigating the use new drone technology which will provide detailed dilapidation reporting of the two multilevel towers.

Early Education Grounds Maintenance
Woollam Services is currently engaged by an early education provider to complete grounds maintenance and landscaping across multiple sites. Woollam is working together with the client to develop an ongoing planned preventative maintenance agreement.
Residential Care Facilities Maintenance
Woollam Services has clients that operate not-for-profit individual residential care properties, where we have been engaged to carry out ongoing building maintenance for residential homes throughout Queensland and Northern NSW. Woollam Services carries out a broad scope of works ranging from simple ‘patch and paint’ to more complex building remediation and restoration works. Woollam Services offer this service 24/7 ensuring that our client’s specific needs and requirements are met.
Aged Care Minor Capital Works
Woollam Services has been engaged by an Aged Care Provider to undertake Facilities Maintenance and Minor Capital Works at multiple residential aged care sites. Minor Capital Works including roof and balcony restorations and general maintenance, including plumbing, electrical and non-trade works.
Aged Care Facilities Maintenance
Since 2018 Woollam Services has been engaged to undertake Facilities Maintenance at various locations managed by an aged care provider throughout metropolitan and regional Queensland.
Ambrose Treacy College Building Refurbishment
Woollam completed a refurbishment project at Ambrose Treacy College, Indooroopilly. The project included modifying a heritage building to create a new enrolments office, three ancillary offices and an examination room. It also included construction of two new GLAs in the undercroft of the science building.
The works were completed over the Christmas School Holidays to mitigate any disruption to the school’s busy operations. To accelerate the process, town planning, heritage approval and building approval all ran concurrently and over-lapped the building works. Micromanagement of the planning and consent approval process insured the facilities were available for use in time for school to commence.
Komatsu
Woollam Services has completed multiple Minor Capital Works contracts at Komatsu’s Sherwood and Wacol sites where the Woollam Constructions business has a long history of construction works. The recent engagements include roof replacement, bathroom renovations, shed repairs and carport post replacements.
Apartments Broadbeach
Woollam Services was engaged for a complete building assessment and dilapidation report before undertaking remediation works at this high-rise apartment complex at Broadbeach. The Minor Capital Works contract included refurbishment works to box gutters, concrete slabs, roof terrace walls and driveway repairs.
Major Hailstorm Repairs
A severe and life-threatening weather system ripped through a high density area of SEQ, causing widespread property destruction across more than 1700 homes including collapsed and badly damaged roofs and ceilings, smashed windows, flooded homes, and unstable structures.
As a trusted insurance panel builder, the Woollam Services team were quick to mobilise, fielding, coordinating and managing extremely high volumes of make safes, damage inspections, quoting, repair works, remediation and re-roofing which spanned a six-month period. This also including all in-house claims processing and job orders.
